Valuation Appraisal

Our experienced estate agents will provide a valuation based not only on their in-depth knowledge of the local and surrounding areas, but also using the Property Price Register and current on-market prices to ensure the most accurate valuation possible.
Instruction of the Agent / Property Details

Bearing in mind the importance of presentation, we will ensure your sales details highlight the key aspects of your property and present your home in the best possible light.

Communicating with You / Updates on Progress
A successful sale depends on clear communication and staying aware of what is happening. Knowing your options allows you to make confident decisions at every stage.
Offers
Any offers received are promptly notified to you and followed up in writing. Our experienced sales agents will negotiate between you and the prospective buyer in order to achieve the strongest possible result. We will keep you informed of the position of all buyers and liaise with you until an acceptable offer has been agreed. If you require your sale to be completed by a specific date, please let us know and we will endeavour to accommodate this wherever possible.
Sale Agreed
At this point (if not already done), you will need to instruct a solicitor.
Survey
The solicitors will then write to all parties, and the buyers will instruct a surveyor to carry out a survey of the property. The sale agreed is subject to contract and survey, and the buyer’s mortgage offer (if required) will also be subject to satisfactory survey results.
Title Deeds
The seller’s solicitors will request the title deeds from the lender (if applicable) or from yourselves as the seller.
Draft Contract
The solicitors prepare the draft contract, which sets out the terms of the sale, and send it to the buyer’s solicitor along with all relevant documents. Any enquiries are then raised, the title deeds and lease (if applicable) are reviewed, and local searches are carried out. Once the draft contracts have been agreed, they can be signed by both parties.
Exchange of Contracts
If the mortgage offer has been received and cleared funds are in place with the buyer’s solicitor, a mutually convenient date will be agreed for the exchange of contracts.
Completion
Completion and your actual house move can take between 7 and 28 days, depending on the buyers, sellers, and their respective solicitors.
